Steps to dividing a property (as at 01/10/2020).

1. Contact your local Council Planning Department to check what you propose is actually possible.
2. The Division process (by either Plan of Division or Community Plan) most likely involves a number of parties:
   1. Unley Conveyancing to manage the process for you, AND eventually lodgment of documents with the Land Titles Office;
   2. A Licensed Surveyor for plan preparation and lodgment, then eventually a certified survey;
   3. A building designer to prepare a site plan and basic elevations;
   4. SA Water Corporation to identify the costs for new water and sewer points;
   5. State Government department to identify fees payable (depends on the number of Allotments and whether the property is located in the Adelaide metro area or country area);
   6. Existing structures may need to be demolished by a contractor of your choice.

Costs to Subdivide a Property in SA

Approximate costs to divide an existing property into 2 Allotments is $30,000.00 - $35,000.00 (involving all the above steps).

For more than 2 proposed Allotments, th total cost would increase accordingly.

Timeline to Subdivide Property in South Australia

The time line currently varies between 4 to 12 months.

From early 2021, the planning process should be greatly streamlined, but timelines for processes are yet to be identified.
